A "plan set" gets thrown around loosely — sometimes it means a single elevation drawing, sometimes a full multi-sheet packet with a cut list and a bill of materials. Here's what's actually in a complete one, and how to read each sheet so it's useful at the lumber yard, not just on a screen.

  • A complete plan set has three jobs: show you what to build, tell you what to cut, and tell you what to buy. Those map to three different documents — drawings, a cut list, and a materials BOM — and a set is only as useful as its weakest one.
  • Framing drawings (elevations and sections) show placement, not just appearance — every stud, header, jack stud, and rafter position, dimensioned.
  • A cut list turns those drawings into a shopping-and-cutting sequence — length, quantity, and often which board does what, so you're not re-measuring from the drawing at every cut.
  • A materials BOM (bill of materials) is the full purchase list — every SKU-level item, not just framing lumber: sheathing, roofing, siding, fasteners, and hardware.
  • Elevations and sections answer different questions — elevations show what each wall looks like from outside; sections cut through the building to show what's happening at a specific point (a wall, a roof edge).
  • A permit plan set adds sheets a framing-only set doesn't need — a cover sheet, site plan, foundation plan, and (for supported jurisdictions) local forms.

What sheets are actually in a plan set?

A useful plan set typically has, at minimum: a floor plan (the footprint from above, with dimensions and door/window locations), wall elevations for each side (what each wall looks like, with every stud and opening dimensioned), a roof plan (rafter or truss layout from above), and one or more building sections (a vertical slice through the structure showing how the pieces stack — floor, wall, top plate, roof). On top of those drawings, the two documents that make the drawings actually usable at the lumber yard are the cut list and the materials bill of materials (BOM) — covered below. How do I read a framing drawing?

Start with the dimension lines — every framing drawing dimensions both the overall structure and the individual members, so you can find both "how wide is this wall" and "where exactly does this stud sit" on the same sheet. Look for a few recurring symbols: a king stud and jack stud (trimmer) pair flanking every door or window opening, a header spanning the top of that opening, and cripple studs filling the gap above a header or below a sill. Standard residential framing places studs at 16 inches on-center unless the drawing calls out something different, and corners are typically framed with a three-stud "California corner" that leaves room for insulation and drywall to wrap the inside cleanly. If a drawing shows a member you don't recognize, it's almost always labeled — read the sheet's legend or notes before assuming.

What is a cut list, and how do I use it at the lumber yard?

A cut list is the drawings translated into a flat, actionable list: how many boards of each dimension you need, cut to what length. A good one is organized by framing group — wall plates, studs, headers, rafters — so you can batch-cut similar pieces instead of jumping around the drawing set piece by piece. At the lumber yard, a cut list also tells you exactly how many full boards to buy and at what stock length, which matters for minimizing waste: buying the right stock length for a given cut (a 12' board for a run of 46" cuts, say) wastes far less than guessing. What's in a materials BOM (bill of materials)?

The BOM is the purchase list beyond just framing lumber — sheathing (OSB or plywood, by sheet count), roofing material (shingles or metal, by square or panel count), siding, house wrap, doors and windows (by size and type), and fasteners and hardware (nails, screws, joist hangers, hurricane ties, in the actual quantities the framing calls for, not a rough estimate). What are elevations and sections, and why do I need both?

An elevation is a straight-on view of one wall — what it looks like from outside, with every stud, opening, and dimension shown flat, the way you'd frame it standing in front of it. A section is a vertical slice through the building at a specific point, showing how the floor, wall, top plate, and roof stack on top of each other — the information an elevation can't show, because it's about depth, not width. You need both because they answer different questions: "where does this stud go on this wall" (elevation) versus "how does the roof actually attach to the wall at this point" (section). A plan set missing sections usually leaves the trickiest connections — the roof-to-wall transition especially — to guesswork.

What do drawing scale and symbols actually mean?

Every good drawing states its scale explicitly (commonly ¼" = 1'-0" for a shed-sized sheet), which lets you measure directly off the page with a ruler if a dimension is ever unclear or missing — a real fallback, though a complete drawing should dimension everything you need without it. Learn a handful of recurring symbols and most sheets become readable fast: a break line (a zigzag) means a run is shortened on the page but continues at full length in reality; a dashed line usually indicates something hidden behind the current view (a header inside a finished wall, for instance); and a small circled letter or number is almost always a callout pointing to a detail drawn elsewhere on the sheet set, usually a connection point worth double-checking before you frame it.

Do I need a permit plan set too, or is a framing set enough?

Depends entirely on whether your project needs a permit — see our permit guide for how that threshold works. If you don't need a permit, a framing-only set (drawings, cut list, BOM) is enough to build from. If you do, you'll also need a cover sheet, site plan, foundation plan, and (for many jurisdictions) a braced-wall plan and fastening schedule — sheets a pure framing set doesn't include. How do I go from plan set to actually ordering material?

Work from the BOM, not the drawings, when you're at the counter — the drawings tell a framer where things go, but the BOM is what a pro desk associate needs to pull an order. Cross-check the cut list against the BOM's lumber line before you leave the store; a mismatch there is the most common source of a mid-build supply run.
